How to end your tenancy

A quick guide to ending your tenancy

Give 30 days’ notice

When you wish to provide your end of tenancy Notice, firstly you must ensure that you provide the Notice on the next due date of your rent for e.g. if your rent is payable on 28th of the month then Notice must be given on this day to leave the following month to avoid any additional rent charges.

Please send all end of tenancy Notices to and include:

  • Your full name
  • Your property address and your room/flat number if applicable
  • Stating your date of exit

Please ensure when requesting a landlord reference that your last and final rent balance has been paid in full, this will speed up any landlord reference requests.

Please note – the minimum contract length currently in England is 6 months, you will not be able terminate your contract earlier than the agreed term.

Clean, tidy & carry out repairs

As a tenant, you must ensure the property is left clean and tidy, including any communal areas, ready for the arrival of another tenant. Make sure the property is clean and in a good condition. If any repairs are required, you should resolve the issue or notify us (your agent) of any damage that may need attention.

Walkthrough inspection

We will conduct a final walkthrough inspection to assess the condition of the property against the original inventory, to identify any potential repairs or damage. You are free to address any concerns or disagreements at this point.

Settle all your bills

Before moving out, you need to settle and pay all outstanding fees, such as rent and utility bills. Any unpaid amounts may be deducted from your deposit or, if necessary, legal action may need to be taken.

Move out & hand back keys

Every tenant is legally obliged to hand over the keys on the day of contract expiration or notice period. On the day you move out, please return all keys and/or access devices to our office, based at Hull Property Centre, 57 Chanterlands Avenue, Hull, HU5 3ST.

We always advise providing a forwarding address so that you can receive any correspondence and the return of your security deposit.
