Our approach to Property Management

Letting a property is not easy. It can be very stressful and legislation changes make it tough for landlords to stay compliant.

Pre-tenancy Checks & Compliance

We assign a dedicated property manager to you, and they will arrange everything on your behalf. From regulation compliance to deposit protection.

At the outset, we will cover everything from appliances to warranties. Nothing is left to chance.

To protect you from heavy landlord fines, we advise you about any pre-tenancy compliance works and certification that are required to protect you as a landlord.

Before tenants move in, we carry out an inspection to confirm the condition of the property and, if necessary, we can organise a professional clean.

Prior to move-in day, we will meet the tenants to discuss any aspects relevant to the tenancy and their use of the property. We can provide details on parking, appliances, refuse collection, issue emergency contact details and helpful tips.

We also register the tenancy deposit on your behalf in line with all UK legislation. Failure to comply could leave you liable to a fee three times the value of the deposit.

Hands-on Tenancy Management

To take the hassle away from you, we take care of all aspects of account management and resolve any disputes.

You will always speak to a person when you call – and we’ll never divert you to a voicemail during office hours.

Rental payments are made to you in a timely manner, and always with statements of routine charges or invoices for maintenance.

Regulation is constantly changing, but we make sure you’re never caught out. We cover gas, electricity, the EPC, deposit protection and the Homes (Fitness for Human Habitation) Act 2018.

We carry out an inspection in month four and every six months thereafter, providing you with feedback on each occasion.

Should the need arise, we’ll deal with insurance claims, obtain quotes for repairs and liaise with the insurance company.

If repairs are required, we always seek to resolve issues in the most cost-effective way for you, using our database of trusted contractors. We can advise on and project manage full refurbs on your behalf, right through to final snagging.

End-of-tenancy Administration

We always make tenants aware of their contractual obligations and will issue tenant notices as and when necessary.

When the property turns around, we can help to arrange any maintenance quotes and negotiate any deposit disputes with the tenant on your behalf.

Full end-of-tenancy management and the remarketing of your property before tenant leaves is available.

Once we have made sure your property is in great shape for the next tenancy, we can start the onboarding process again.
